Get your property ready for the market
In order to give your property the best chance possible, you should aim to present your property in the best possible way and fix anything that could put off any potential buyers. A fresh lick of paint, some new soft furnishings, plus a tidy up of the garden should help. These are small jobs but can greatly improve your chance of receiving an offer.
Choose your Estate Agents
When choosing your Estate Agent you should consider if they have plenty of experience, how much local insight they have, if they are able to effectively and proactively market your property, if they are affiliated to any professional or regulatory bodies.
Choose your Solicitors
It is always worth asking friends and family about their experiences and who they would recommend.
Marketing the property
We put all our knowledge and experience to good use to create a marketing plan thats right for you. This will include taking photographs highlighting the best features of the property, taking measurements, preparing a sale brochure and advertising the property online on various property portals. At this stage, you will also need to supply an Energy Performance Certificate (EPC) for your property. These are valid for ten years, so if you had one commissioned in the past, you will need to double check that it is still valid. We also advise that a floorpan is prepared, this will provide any potential purchasers with a true idea of the layout of the property.
