We may find a property for you within a matter of days,
so you need to understand the rental process first.
To protect both tenant and landlord rights, you will have to go through a series of checks, we may also require someone to guarantee your rent prior to a time being agreed to sign a tenancy agreement.
Prior to signing the contract, there are a number of costs that you need to budget for:
- your rental payment
- the deposit which is usually the equivalent to one month’s rent (a higher deposit may be required, depending on the circumstances)
- the bills you have to pay on top of the rent
Payments can be made by bank transfer, card, cash or cheque. Where cash has been received, a receipt will be provided for your record.
Please note that The Renting Homes (Fees etc) (Wales) Act came into effect on 1 September 2019 and as such, no fees are applied unless stated on our Tenant Fee Schedule.
Deposit
All tenants will pay a deposit at the start of their tenancy (which is usually equivalent to one months’ rent), this will be registered with My Deposits (Insurance) and held in accordance with the My Deposits terms and conditions.
Early Termination of Tenancy agreement during Tenancy
THIS IS NOT RECOMMENDED, However, if it is necessary, a new tenant must be found by the tenant wishing to leave and will remain liable for rent until a new tenancy agreement is signed by all parties – £120.00
Keys/ fobs
If a key is lost and needs replacing – £5.00 per key
If a specialist key is lost and needs replacing – £25 per key
If a fob is lost and needs replacing – £30 per fob
Damage/Repairs
Where any damage is caused during the tenancy so long as it is not neglect or damage by the tenant, but reasonable wear and tear, the Landlord will be responsible. An invoice will be provided and deducted from the monthly statement – no charge
Where any damage is caused during the tenancy which it is considered to be neglect or damage by the tenant, an invoice will be provided to the tenant with photographs in support – invoiced at cost
Please note that if a contractor has been called out and access arrangements have been agreed, but a tenant refuses access, the tenant may be invoiced – invoiced
