Damage/Repairs

Where any damage is caused during the tenancy so long as it is not neglect or damage by the tenant, but reasonable wear and tear, the Landlord will be responsible. An invoice will be provided and deducted from the monthly statement – Invoiced at cost

Where any damage is caused during the tenancy which it is considered to be neglect or damage by the tenant, an invoice will be provided to the tenant with photographs in support – no charge

Tenancy Deposit Scheme Fee

The Landlord will be responsible for the cost of processing and organising an EPC on the property in line with legal requirements – £108 including VAT

 

Optional Annual Statement of Income and Expenditure

An annual Statement setting out income and expenditure for the financial year is available upon request – £24 including VAT

 

Damage/Repairs

Safety Certificates

The letting of property is now closely regulated with respect to consumer safety. The law makes particular demands regarding the safety, servicing and inspection of the gas and electrical appliances and installations within a property and with respect to the safety of furniture and soft furnishings provided.

 

An Energy Performance Certificate (EPC) must be obtained before a property is placed on the letting market. This has a 10 year life. This can be organised by Philip Evans Estates for £108 including VAT.

 

A Gas (or oil fired) Safety Certificate must be obtained before a tenant moves in and must be renewed every 12 months. If you wish to provide your own certificate, you must provide us with a copy before a tenant moves in and renew it every 12 months. Please note no tenancy can commence until we are in receipt of a valid Gas Safety Certificate. Approximate figure for guidance £60-70 including VAT per appliance.

 

Annual servicing of gas appliances to ensure that the gas appliance continues to perform at optimum and ensure that any warranty is not nullified. Approximate figure for guidance £80 including VAT.

 

Under the 2015 regulations all rental properties must have a working smoke detector on each floor, be it mains wired or battery only, plus a Carbon Monoxide detector in each room that contains a solid fuel heating or hot water appliance. Our policy is to also include gas fired appliances within the requirements in order to protect you and the tenants fully.  If you prefer to install your own detectors please confirm that the work is complete in writing before your tenants move in. Approximate figure for guidance £30 including VAT.

 

In addition, Landlords are legally required to minimise risk where possible. This can be achieved by including fire extinguishers and fire blankets in the property. These regulations are particularly stringent around HMO’s. Approximate figure for guidance £120 including VAT for the initial placement and £30-60 including VAT when serviced annually.

 

The Renting Homes (Wales) Act 2016 requires that landlords must have the electrics at their properties inspected and tested by a qualified person at least every five years. This test is also known as an Electrical Installation Condition Report (EICR). If you wish to instruct your own contractor then please note that we will require a copy of a valid certificate. Approximate figure for guidance – £150-200 including VAT (remedial works may also be required on top of this figure).

 

Large, complex and ‘bedsit’ (individually let) HMOs are higher risk properties, which therefore require more management. Ceredigion County Council therefore requires a weekly fire alarm test and visual test on these properties with the test result recorded in a logbook. This will depend on the size of the property, but an approximate figure is between £4-£10 per week.

 

In addition, HMOs in Ceredigion are required to have the fire alarms and emergency lighting tested on an annual basis. The cost will depend on the size and complexity of the property. A quote can be obtained if required.

 

Annual electrical Portable Appliance Test (PAT) for all plug-in appliances. Please note that this is compulsory in HMO’s and highly desirable on all properties. Approximate figure for guidance £40-£50 including VAT.
